Landmarked Greenpoint event space sells for almost $9M

The historic former home of wedding and event space Polonaise Terrace in Greenpoint has been sold to a Williamsburg-based real estate firm for almost $9 million, records show.

Double U Development acquired the roughly 14,000-square-foot venue at 150 Greenpoint Ave. for $8.9 million from family-run real estate company MacArthur Holdings, based on the Upper West Side of Manhattan, according to a deed that recently appeared in the city register. The sale was first reported by the local website Greenpointers.

Originally built in 1898 by Charles Heidelberger and designed by architect Wilson & Dassau, the former catering hall predominantly served the nearby Polish community until it closed in 2013. In 2016 it became Brooklyn Bazaar, which offered a weekend flea-market scene with live bands, food and drinks. It shuttered in 2019 and has sat vacant since.

The 2-story property, which is within the Greenpoint Historic District between Franklin Street and Manhattan Avenue, has retained much of its unique character over the years; the gold-plated scripted block letters spelling out Polonaise Terrace remain visible on the aluminum-covered facade, as do the two waiter logos outside the building. Any future changes to the building will have to be approved by the Landmarks Preservation Commission, records show.

In 2023, when the property was still owned by MacArthur Holdings, the commission signed off on plans to redevelop the landmarked building into a modern, 4-story, gray-brick office and retail space, Brownstoner reported at the time. Locals, however, reportedly panned the proposed changes, and it’s unclear what came of them.

It’s also unclear what the building’s new owner, Double U Development, has in store for the historic site. The firm did not return a request for comment by press time, but updated filings submitted to the Department of Buildings last week show plans that call for two additional stories atop the existing two, occupied by retail on the ground floor with offices above.

Joe Mann, a broker at Queens-based Storm Realty NY, who is listed as the exclusive agent for the property, said Wednesday that the Greenpoint Avenue building’s retail space is currently vacant. The 6,000-square-foot basement is being marketed at $55 per square foot, while the first floor is going for $125 per square foot, according to the independent real estate website LoopNet.

Elsewhere in north Brooklyn, Michael Weitzman, Double U’s founder and CEO, is planning a roughly 88,000-square-foot retail and sports center at 83 Wythe Ave. in Williamsburg, Crain’s reported last year.
