Mixed-use project with more than 300 units planned for northern Bronx

A major development stemming from a more than decade-old rezoning could bring more than 300 new residential units to the northern Bronx.

Rocky & Bros. Realty, a Queens-based developer, hopes to construct a pair of buildings based at 4506 Park Ave. in the Belmont neighborhood of the Bronx, close to the borough’s famous Arthur Avenue. The project would consist of a 14-story building and a 9-story building, according to a rezoning application the developer recently filed with the Department of City Planning.

The 14-story building would span about 147,000 square feet with 179 residential units and 4,500 square feet of commercial space, while the 9-story one would span about 105,000 square feet with 129 residential units and about 5,400 square feet of commercial space.

The project would include 116 parking spots between the two buildings as well. It would be built under the city’s mandatory inclusionary housing program, meaning the residential space would include between roughly 77 and 92 units of affordable housing for New Yorkers earning between 60% and 80% of the area median income on average, or about $93,000 to $124,000 for a family of four.

The development aims to further the goals of the Third Avenue/Tremont Avenue rezoning the City Council approved in 2010 that rezoned about 75 blocks in the neighborhood, according to the project application. The site spans about 44,000 square feet overall and includes 4506-4522 Park Ave., 449 E. 182nd St. and 2249 Washington Ave., all located on the block between East 182nd and East 183rd streets and Washington and Park avenues. The addresses are currently home to a mixture of warehouses, parking, an auto repair shop and a restaurant, the application says.

Sarbjit Singh, a representative for Rocky & Bros. Realty, declined to comment on the project when reached by phone. The company appears to have filed plans for a similar development at the site in December 2023, city records show.
