It seems under-delivering on amenities and basic maintenance is becoming the quiet standard of loud luxury. And, if the spiritual (and physical) emptiness of Brooklyn Tower didn’t prove it, a high-end residential building on the Greenpoint waterfront might.
According to a report from Curbed, tenants at the Eagle + West buildings overlooking the East River at the very northern edge of the borough are noticing some very inelegant quirks to their ostensibly lavish digs. For buildings with units on the market going for as much as $11,000 per month, the pair of jagged luxury complexes appears to have some serious structural issues, specifically in the design of their bathrooms, which apparently flood after showers, per multiple tenant accounts. Several renters also reported seeing mice (lots of them) in multiple rooms of their apartments. But perhaps most concerning is how lax and inattentive the buildings’ maintenance teams allegedly approach the upkeep of their units. Beyond the rodents and post-shower pools of water, residents at Eagle + West claim to wait for months on resolutions to fairly simple issues, which have ranged from calling exterminators to hiring contractors to fix noisy pipes (and, for one tenant, the hiring of contractors to fix a hole caused by a previous set of contractors who were brought in to fix noisy pipes).
Eagle + West tenants also claim many of the amenities tucked into their gaudy rents are poorly managed and left to decay until falling into borderline disrepair. A resident reported seeing cracked mirrors, dust bunnies, and missing pedals on spin bikes in their building’s gym. Another said that one of their building’s three elevators was typically out of service, and there had been several instances in which two of them had gone down, forcing them to either endure extended waits or trek up 20 flights of stairs to their apartment.
In a statement, Eagle + West claimed many of these issues have been resolved and that their buildings are “an awesome place to live.” But that didn’t stop at least one resident, a neurosurgeon, from opting out of new luxury developments for good, choosing instead to take their five-figure rent to Fort Greene, swapping out the East River view for one of the park, a backyard, and two floors in a brownstone.
