Luxury condos slated for long-stalled Greenpoint lot

A long-stalled Greenpoint lot is poised to be redeveloped into luxury condos, records show.

Daniel Kaykov of Poise Property Group submitted plans to the Department of Buildings Thursday for a 5-story residential building with 21 units at 55 Eckford St., according to city records.

The roughly 10,000-square-foot lot, between Engert and Driggs avenues, has been occupied by what was once considered the “saddest building” in the borough — a moniker bestowed on it by Curbed — thanks to its years-long dormant status and accumulation of trash and abandoned cars. Demolition on the existing 6-story steel structure has already begun, Kaykov told Crain’s.

“We are erasing 20 years of history of unfinished development,” he said.

Kaykov said he and his business partner, Val Katayev, will market the apartments as condos, although they have yet to file an offering plan with Attorney General Letitia James’ office, state records show. 

The pair is not new to the business. Kaykov and Katayev are listed as the principals of sponsor on about half a dozen other luxury condo projects throughout Brooklyn, including 45 Garnet St. in Carroll Gardens, which Poise developed in 2022 and is 4 stories tall with eight units, and 47 Diamond St., also in Greenpoint, which was erected in 2023 and is 4 stories tall with nine units. Neither has any availability, according to StreetEasy. A more than 2,000-square-foot two-bedroom at 47 Diamond St. last sold in September for $1.8 million. 

Kaykov declined to disclose how much his latest project will cost Poise Property Group. He and Katayev purchased the lot for $7.2 million as part of a foreclosure sale last April, records show. 

The proposed condo building would span about 34,000 square feet and include an eight-car garage, a gym and a rooftop common space, as well as parking for 11 bicycles, records show.
