A Williamsburg-based developer has plans to replace a dilapidated auto body shop in Gowanus with a mixed-use building comprising dozens of apartments, records show.
Hershy Silberstein, CEO of BlueSky Developers, which specializes in multifamily projects, filed permits with the Department of Buildings last week to erect an 11-story building with 64 dwelling units and retail space on the ground floor at 579 Sackett St.
The proposed 46,943-square-foot project, including 43,595 square feet of residential and 3,348 of commercial, would rise on the site of what’s currently a 1-story repair shop between Nevins Street and Third Avenue, records show. The lot sits within the special Gowanus mixed-use district that was rezoned in 2021 with the goal of bringing more than 8,000 new apartments online.
Permit filings show that the development would include storage for 32 bikes in the cellar, retail space on the ground floor, and a fitness room and outdoor recreation area on the first floor. Floors two through nine would each have seven apartments, with five on the 10th floor and three on the 11th. The roof would also feature outdoor recreation space, records show. Â Silberstein did not respond to a request for comment by press time.
In February Silberstein acquired the roughly 8,400-square-foot lot, which has an alternate address listed as 224 Third Ave., for $16.5 million through the entity Sackett Apartments LLC, according to a deed from that time. The seller was Martin Nussbaum, co-founder and principal of Manhattan-based developer Slate Property Group, records show.
