7-story apartment building planned for Greenwich Village historic district

A 7-story mixed-use building with nearly 40 apartments is poised to replace a pair of existing low-rise, vacant structures in Greenwich Village, records show.

Alexey Polyakov, who is listed as the manager of the entity that owns the proposed development site, filed plans with the Department of Buildings last week to erect the 39-unit project at 307-309 Sixth Ave., city records show.

The proposed development would rise between Carmine and West Third streets within the Greenwich Village Historic District Extension, records show, sandwiched between a Popeyes fast-food chain on one side and a tattoo parlor on the other.

The Landmarks Preservation Commission approved the project last year; it would include retail space and an art gallery on the ground floor across about 2,850 square feet, an exercise room in the cellar, an outdoor recreation area and the 39 apartments — likely rentals — across 19,382 square feet of space, records show. Initial permits were filed for the roughly 4,067-square-foot lot in 2022, before the city’s preservationists approved its redevelopment.

The owner of the site is an entity named after the address, records show. William Schneider was listed as the signatory when it was acquired via a $13.5 million bankruptcy sale in 2023, according to a deed from that time. The relationship between Polyakov and Schneider, however, is unclear, and attempts to reach them were unsuccessful by press time.

Demolition permits for the existing two buildings on the site have not yet been filed.
