Avdoo & Partners in contract to buy Hudson Square office building

A Hudson Square office building is in contract to be scooped up by Midtown-based real estate firm Avdoo & Partners, records show.

Shlomi Avdoo, founder and CEO of the 10-year-old company, signed the March 21 memorandum of contract to acquire the 6-story property at 185 Varick St., according to documents that appeared in the city register this week.

The seller of the building, between Charlton and King streets, is an entity named after the address, which appears to be linked to the Federbush family. Indeed, Benjamin Webster Federbush, president of the corporation 185 Realty, signed the contract on behalf of the seller, records show. The family appears to have owned the building since at least 1966, city records show.

It’s unclear how much Avdoo & Partners will pay for the acquisition, or what the firm intends to do with the building, including whether or not it will be redeveloped. The property hit the market two years ago — no asking price was disclosed — with the potential to be converted into luxury apartments, the Commercial Observer reported at the time. Shlomi Avdoo did not return a request for comment by press time.

Completed in 1930, the building spans roughly 68,000 square feet but allows for about 125,900 of buildable square feet, according to city records and information from CoStar. It’s currently about 77% leased, including by tenants Dish Network, which occupies 29,500 square feet, and Harbor Picture Co., which occupies 19,000 square feet, according to CoStar.

Elsewhere in the city, Avdoo & Partners recently filed plans to knock down five mixed-use buildings, all 5 stories tall, on the Upper East Side, Crain’s reported in January.
