Empty Boerum Hill lot could become 7-story residential building

A long-vacant Boerum Hill lot is poised for redevelopment, records show.

A limited liability company named after the address scooped up the almost 2,000-square-foot site at 92 Boerum Place earlier this month and recently filed plans for a 7-story residential building, according to permits submitted to the Department of Buildings Thursday.

Farhad Bokhour, managing member at Long Island-based Eilat Realty Corp., filed the plans for the proposed building between Atlantic Avenue and Pacific Street, records show. It would include six apartments across about 11,000 square feet, along with bike parking and an indoor recreation area.

Records show that Bokhour also signed the March 5 deed to purchase the property, which has an alternate address of 237 Pacific St., through an entity linked to the real estate firm Unicorn Realty Capital. The relationship between Eilat Realty Corp. and Unicorn is unclear, but they are both associated with the same Great Neck address. The lot appears to have sold for $2.5 million, records show.

The lot, formerly an auto repair shop until it was demolished about a decade ago, had been owned by Nicolas Quinones since 1974, records show. Quinones does not appear to be affiliated with any real estate firm.

Other projects have been proposed for the vacant corner lot over the years, including a 4-story mixed-use building in 2015, but none have come to fruition.

The proposed residential building would rise across the street from a Blink Fitness on one side and what used to be a UFC Fit gym, formerly a New York Sports Club, on the other. The latter, however, was razed several years ago after catching fire in 2022.

It’s not clear if the apartments planned for 92 Boerum Place would be rentals or condos. Attempts to reach Bokhour and Unicorn Realty Capital were unsuccessful by press time.
