Midtown mansion turned showroom trades hands for almost $23M

The owners of an Italian luxury apparel company have sold a mansion turned showroom in Midtown for $22.5 million, records show.

Massimo Ferretti, founder and executive chairman of high-end fashion firm Aeffe SpA, and Alberta Ferretti, the firm’s executive vice-chairwoman, have offloaded the 6-story, limestone-clad building at 30 W. 56th St. through the entity Ferrim USA, according to a deed that appeared in the city register Thursday.

The property was originally known as the Henry Seligman Residence.

Giovanni Spinelli, managing partner of Midtown-based law firm Bartko Pavia, signed the deed on behalf of the seller, records show. The Ferrettis are the major owners of the apparel company, whose brands include Moschino and Philosophy and is based in Italy’s San Giovanni in Marignano. Spinelli did not return a request for comment by press time.

The company had used the space for both its offices and as a showroom for its clothing brands.

The buyer of the neo-French Renaissance-style building, between Fifth and Sixth avenues, meanwhile, is Miami-based entity PLT H&A, records show. It’s affiliated with Pierluigi Tortora, the founder of Milan-based renewable energy company PLT Energia, according to PincusCo.

Aeffe SpA acquired the property in 1994 for an amount that’s unclear, and then apparently  transferred the site to its affiliated entity, Ferrim USA, for $13.5 million in 2012, records show. However, Aeffe then entered into a lease agreement with Ferrim that same year at an annual rent of $900,000 and an expiration date of 2027, company documents show.

But the Ferrettis sought to terminate the lease early and move Aeffe’s showroom to a smaller space on the fifth floor of 394 Broadway in Tribeca, according to the signed agreement between all parties, which was first reported on by PincusCo. There were no penalties associated with the early lease termination, according to the contract. Aeffe will shift its focus to sales back in its native Italy and Paris.

Neither PLT Energia nor Ferrim USA and its affiliates responded to requests for comment by press time.
