Central Brooklyn is on the rise, according to data released Thursday by real estate firm Redfin.
The ZIP code covering Prospect Heights and Clinton Hill topped the company’s list of hottest neighborhoods in the United States in which to buy a home. The area has seen a 105% jump in home sales in the first two months of 2025 compared to the same period in 2024. The exact number of home sales is not included in the report.
The Redfin analysis looked at ZIP codes in the country’s 150 most populous metro areas. It ranked them by growth in listing views on Redfin’s website, as well as the area’s “compete score,” a measure of how difficult it is to nab a home.
The neighborhoods that make up the 11238 ZIP code, just north of Prospect Park, saw a median sale price of $1,397,000, a nearly 4% increase from a year ago. The median amount of time that properties were on the market was 44 days, a decrease of 12 days from last year. The median amount of views a listing received increased by 136%.
Redfin agent Ian Rubenstein said interest from foreign buyers who can pay cash keeps things competitive.
“Whenever I have a listing in Prospect Heights or Clinton Hill, I expect at least one call from a serious buyer overseas,” he said in Redfin’s release. “Given the prices, and the wealth required to buy into these neighborhoods, clients are less concerned about high mortgage rates.”
This is the first time Redfin has done the ranking in three years.
