Red Hook to get two new mixed-use buildings

A vacant lot in Red Hook is slated to be redeveloped into two mixed-use buildings with residential housing and commercial space, records show.

Yehre Suh, principal at Clinton Hill-based architecture firm Office of Urban Terrains Lab, filed permits with the Department of Buildings this week to develop a pair of adjacent 5-story buildings at 418 and 420 Van Brunt St., records show.

Each property will be outfitted with a one- or two-family house, parking on the ground floor, commercial space designated for either retail or light manufacturing uses and a community facility in accordance with the lot’s zoning laws. The now-uninhabited site, between Coffey and Van Dyke streets, spans roughly 3,500 square feet, records show.

Suh, who filed the permits under the entity Hoek Place LLC, did not respond to a request for comment by press time.

The proposed two-building project might be the same as one listed on Urban Terrains Lab’s website, to be named Hoek Place. That one calls for one 5-story mixed-use development spanning 13,500 square feet with commercial and residential space.

The Hoek Place project was one of the seven selected last year as part of the city’s mass timber studio program, which bolsters the use of a type of engineered wood that helps reduce the amount of carbon emissions associated with new buildings across the five boroughs, according to information from the city’s Economic Development Corp. Construction, however, was slated to start last year, and it doesn’t appear any work has begun.

The office of Urban Terrains Lab purchased the lot for $2.2 million in 2021, records show.
